When you buy a home at Temescal Place, you get the most incredible benefit that you won’t find at most other homes. Twice a year, a trained service technician from the HOMExperts Team at Owens-Corning (one of the largest home products and services companies in the US) will call and make an appointment to come and take care of all your regularly scheduled maintenance items inside your Condo! Q: Is the HOMExperts program an extended warranty?
No. It is just for regularly scheduled maintenance and is not an extended warranty. You will have a 1- year fit and finish warranty after you move in and most of the manufactured products in your home, like appliances and plumbing fixtures, will have warranties of 1 year or longer. Some aspects of the building, like the roof and waterproofing systems, have warranties that run for as long as 10 years. (The details are available in our Sales Office.) But another benefit of the HOMExperts program is that Owens-Corning will have all this information on file and will manage the warranties to make sure you get the service you are entitled to. You will also have your own personal access to this information at their SiteOne website. If something breaks after its warranty has ended, you are responsible for the repair, just like every home. But just think how much longer things normally last if they are properly maintained.

Temescal is located in North Oakland nestled between
Rockridge, Berkeley, Emeryville, Piedmont Avenue, and Downtown Oakland.
Q: PURCHASE - When will the townhomes &
townhome/lofts be ready to purchase?
Construction is underway and the models and sales
office will be open approx. the 2nd weekend in June 2004.
Q: MOVE IN - When will the townhomes be
ready to for move-in?
Currently the residences in the 1st phase will be available for move-in during the middle of July 2004. Updates will be e-mailed as available.
Q: HOA DUES - How much are Homeowner's
Association dues (HOA)?
The HOA dues will be $287 to $332/ month based on the size of your residence. These numbers are estimates at this time pending final approval by the State.
Q: Why do I have to pay HOA dues
if I live at Temescal Place?
The HOA dues are very important to all the owners
at Temescal Place. These monthly dues fund all of the common area and exterior
maintenance, hazard/fire insurance, property management fees, repair reserves,
maintenance of the security gates along with a whole host of other items. If
you make an offer on a residence, you will be provided a financial statement
and budget of the Homeowner's Association at the time of your offer for your
review and approval.
The HOA dues also cover the cost of
several everyday utilities that you would otherwise pay if you were
renting or purchasing a single family home - water, the energy
costs to heat your water, your gas for cooking, and your garbage pick up. This
will save you money on your utilities every month as the only utility bill you
will be paying is Electrical!
Q: PRICES - How much will the residences
@ Temescal Place cost?
Prices will soon be available for the 2nd phase release - approx. 6.7.04.
The prices for the 2nd will be emailed approx. 6.7.04 and 3rd phase releases will be available a week or so

updates?
This way you will be given advance notice of new
information about Temescal Place. You will be e-mailed when there are
significant changes to the web site, such as, info about financing, pictures of
the models, a tour of the neighborhood, etc. Additionally you will notified
about advance opportunities to see the residences at Temescal place before the
general public. In other words, you will get in first to the residences before
we open. (note: Your information will not be sold or given to any other persons

Q: RESERVATIONS & PRE-SALES - I really want a new residence
@ Temescal Place; can I reserve or buy a townhome now?
Unfortunately, no. None of the residences are
available for reservation or sale at this time. Your best bet is to leave your
e-mail address here so we can keep you posted.

Q: MORE INFO - When will you have more
information available about the Project, interior and exterior elevations,
virtual tours, etc?
This site will change and more information will be
available soon. Interior and exterior elevations, and mortgage information will

Q: 2 CARS – I have 2 cars, can I get a 2nd parking
place and how much will it cost?
Yes, there will be a limited number of 2nd
parking places available in the secure garage. These extra spaces will be
provided in a mechanical car elevator. These elevators or “Park-lifts” are
manufactured by the Klaus Parklift Company in Germany. These Park-lifts are a state of the art method for parking additional cars in tight
urban locations. The Park-lifts have been used in Europe for decades and have
been available in the US for some time. If you choose to have 2 spaces you will
not have to share the Park-lift with anyone else other than your own house
members.
The Park-lifts will be available for purchase and
can be financed as a part of your purchase loan. Pricing is not yet available,
although it is estimated to be in the $15,000.00 range per extra space.
Q: PETS – Can I have a pet moose?
No, I’m sorry, there are no pet moose allowed at
Temescal Place (Even cuddly ones). There is a reasonable pet policy that allows
for normal domestic pets, like cats and small dogs. You will have an
opportunity to review the pet policy at Temescal Place prior to making an offer
to buy a residence.

The storefront is for sale, $175,000. As of mid May 2004, the space is still available.
The owner/developer is committed to having a owner/user that will be harmonious and
beneficial to the building & the neighborhood. Proposals for the space are being

Yes, as an option there is a freestanding fireplace available for the upper floor residences.
Residences 501-510 may have a fireplace installed, as a buyer option, in the loft.
The freestanding fireplace is a beautiful mixture of steel and soapstone This European fireplace is EPA
certified and will provide warmth & ambiance to your new home. The cost is $7,500 and can be added
to the price of your home and amortized over the life of your loan.

Yes. Residences 501-510 boast almost unparalleled and
breathtaking views.
From one of your 3 rooftop decks here are some of the
views your new home might enjoy - Downtown SF, the waterfront
shipping activities @ the Port of Oakland, Bay Bridge,
Golden Gate Bridge, Downtown Oakland with wonderful
mature palm trees in the foreground, the Oakland/Berkeley hills,
the Claremont Hotel and Spa, the Campanile at UC Berkeley,
Mt. Tam, and a hint of the bay.
