Temescal Place is committed to quality and to your satisfaction long past the date you buy your home. Your home and the building will come with a 10-year extended inspection and maintenance program provided by the team of professionals at Owens Corning HOMExpertstm Home Repair and Improvements

Temescal Place, Inc. feels strongly that a new building and a new home require on-going inspection and maintenance, just like a new car. With proper care and maintenance, your building and home will look and perform like it should for many years to come. We have adopted an initial maintenance budget for the Homeowners Association that is intended to cover the cost of required maintenance for the building; this cost is included in your monthly dues to the Homeowners Association. You are responsible for maintaining the inside of your own home.

But year in and year out, who is going to do the inspections, make sure the work is done, do the minor repairs that can’t be specifically budgeted, and make sure warranty service is provided as needed by the vendors and contractors who worked on the building? Do you have the time, energy and skills to do that?

Assuming you have other things to do with your time, Temescal Place, Inc. has entered into an agreement with Owens Corning HOMExpertstm to do the inspection and maintenance for you and we have agreed to pay them in advance to provide this service for 10 years. The agreement begins July 1, 2004 and ends June 30, 2014. The agreement will be automatically assigned to benefit the Homeowners Association and to each homeowner during this 10 year period.

We began working with Owens Corning HOMExpertstm to develop the scope of this service when the building was still in the early stages of construction. They advised us that taking certain steps would make maintenance of the building more efficient. We also know that our added attention to detail in the construction stage would help avoid some of the problems that can arise in new construction. Based on that early work, we agreed on an inspection and maintenance schedule for the building as a whole and for each of the residences. Some of the services are scheduled on a quarterly basis, but most will be semi-annual. Owens Corning HOMExperts’ service will also be available on-call between the regular visits at an additional cost for time and materials. Complete details can be obtained in our sales office.

The service begins with an orientation by a HOMExpertstm person as you move into your home. You will meet your Owens Corning Customer Care Representative, who will tour your home with you, instruct you on certain features of your home and the building, and identify and arrange to fix any last minute adjustments and “tweaks” to make your home just right when you move in. You will be advised on how to access information about your home and the building that has been logged into the Owens Corning SiteOnetm web-based program and how to request service using SiteOne. Using your own personal access to the SiteOne program, you will be able to track the inspections and maintenance of your home on line.

Then on a regular schedule, the team of professionals from Owens Corning HOMExpertstm will show up at the building to do the inspections and the work. They already know the components of the building, so they will come stocked with all the right tools and materials - things like paint, caulk, light bulbs, etc. – both for your individual residence and for the entire building.
